Before trying to sell your own home make sure you know what the true value of your home is. You should have an idea of what closing costs you will be responsible for. You agent should be able to give you what is called a good faith estimate sheet with these numbers. Remember your closing costs will change if the selling price of your home changes. You should also ask your agent to provide you with what is called comparisons. Other similar homes in your area are selling for and have sold for. The comparisons should be for homes that are very similar to yours.

The exterior of your home is the first item that people are going to see. Therefore, there should be a lot of emphasis placed on your homes exterior. Almost 90 percent buyers do not want to invest any extra money towards home renovation and repair. So as to get the most from the sale, it is important to present the home like a buyer's dream. Move any unneeded furniture into storage. Paint the interior and exterior if it looks worn. Bathroom is the most important area that requires great attention. Most buyers look at them very closely.

Houses that are bright and spacious sell better and faster. Small changes like constructing a fire place, replacing furnishings and checking errors in electrical lining also make a significant difference in the home value.

Clean your home. Clean out everything that you can think of to clean. Give special attention to the kitchen, bathrooms and doorways as these are the main items that people look at with great detail. This might seem like a painstaking task, however a spotless homes sells quicker than a dirty one.

Hire a Realtor and make your home available for showings anytime. There is nothing worse than a homeowner who limits the days and times that there home can be shown to potential buyers. Potential buyers have a lot of choices out there and if they can not get into a home to view it when it is convenient for them, they will move on to the next home.
